Indirect real estate investments
In our investment committees, we continuously analyze the market environment and identify promising investment opportunities. Our investment universe for indirect real estate investments, such as real estate real estate investment foundations, real estate funds and real estate stock corporations, is continuously reviewed and optimized using internal valuation models.
In principle, we prefer investments in traditional Swiss real estate and aim for a high proportion of residential properties (in contrast to the index with than 60% commercial use). In addition to the type of use, our regional diversification, the net cash flow yield from the real estate portfolio, value from the real estate portfolio, recoverability of valuations and maintenance investments. Furthermore, qualitative assessments of the fund and portfolio management and the sustainability of the financing strategy. In the case of real estate funds, the ratio to the intrinsic value (premium), the direct or indirect land ownership and the and the stock market volume are also taken into account.
Direct real estate investments - “Albin Kistler Immobilien Schweiz Vorsorge”
Since 2023, we have enabled our institutional clients to invest directly in investment properties via our in-house, tax- and cost-optimized real estate fund “AKISV”. Our aim is to apply the proven Albin Kistler philosophy to real estate investments right down to the property level.
Our team of real estate specialists focuses on building up a high-quality residential portfolio in German-speaking Switzerland. The aim is to create a valuable real estate portfolio with a strong focus on high net cash flow returns for our institutional clients. Through active portfolio management and professional property management, we ensure that both the market values and the rental income of the properties are sustainably increased and secured in the long term.
